Why Balham houses need engineers who know them
Most of Balham’s housing is Victorian or Edwardian. That is a lot of what makes the area what it is, and it is also why generic advice from a national call-out service often goes wrong here.
Terraces in the Heaver Estate, Hyde Farm and around the Nightingale Triangle were never designed for a modern combi. Pipe runs are long, airing cupboards are small, and flue routes are awkward, especially in the conservation areas where an external flue has to be discreet. Original pipework, where it has not been replaced, is a mix of lead, iron and galvanised steel.
The other Balham problem is hot water. A family house with two or three bathrooms will not get a decent shower from a standard combi, however big the number on the box. The right answer is usually a system boiler with an unvented cylinder, sized from the actual flow rate at the main. We test that before we recommend anything.
And this is hard-water London. Limescale quietly eats heat exchangers unless a scale reducer is specified at install and the system is dosed and flushed properly.
