In London, a standard annual service is typically priced from around £80–£130 for a basic check, with more comprehensive strip-down services costing more. What an annual boiler service actually is

A boiler service is not the same thing as a Gas Safety Check, even though many people use the terms interchangeably. The difference is one of scope, not legality.

A Gas Safety Check is a focused inspection: tightness test, flue check, combustion analysis, safety device function. For landlords this is a legal annual requirement under the Gas Safety (Installation and Use) Regulations 1998 and produces a Landlord Gas Safety Record (CP12). For homeowners the same check can be carried out on its own, but it is not legally mandatory.

A full service goes further. It cleans, tests, and verifies that the boiler is operating the way the manufacturer designed it to. The service includes the safety check elements plus internal inspection of components, cleaning of the condense trap and magnetic filter, and a written performance record. A service includes the safety check; a safety check on its own is not a service.

The work follows two reference points: the Gas Safety (Installation and Use) Regulations 1998, and the manufacturer’s service schedule for your specific boiler model. Worcester Bosch, Vaillant, Baxi and Ideal each publish their own service procedures. A Gas Safe registered engineer should follow the manufacturer’s procedure where applicable, alongside the regulatory requirements.

The output of a service is a written record (often called a benchmark or service record), with combustion readings, gas rate, flue gas analyser printouts, and a list of any defects identified. We email a digital copy to every customer.

The three reasons servicing matters

1. Safety

Carbon monoxide poisoning from faulty gas appliances is a serious risk and can be fatal. CO is colourless and odourless. The flue, the heat exchanger, and the combustion process are the things that go wrong silently — they need annual inspection because there’s no symptom you’d notice yourself. A combustion analyser reading takes about three minutes and tells the engineer whether the boiler is burning gas cleanly. Working CO alarms in the same room as the boiler are a sensible additional layer.

2. Manufacturer’s guarantee

Modern UK boilers come with manufacturer guarantees of typically 2 to 10 years as standard, extending up to 12 years on premium models when installed by an accredited installer with a manufacturer-approved system filter. Most major brands — including Worcester Bosch, Vaillant, Baxi and Ideal — make annual servicing by a Gas Safe registered engineer a condition of the guarantee. Service records must be kept on file and produced if a warranty claim is ever made.

Worcester Bosch’s published terms, for example, state that “the Product must be serviced annually by Bosch or any other competent and officially certified engineer” and that “service details must be recorded in the service record and be available for inspection by us upon request.” (See Worcester Bosch guarantee terms; check your own manufacturer’s terms for the specific wording.) Skip a year and the manufacturer may, at their discretion, reduce or refuse a guarantee claim. A typical heat exchanger replacement out of guarantee can cost several hundred pounds.

3. Efficiency & reliability

A boiler running with a partially blocked condense trap, fouled burner, or weak pump uses more gas than necessary to deliver the same heat. A thorough service can help maintain efficiency and may improve performance where components are dirty or out of adjustment. The bigger benefit, in our experience, is in the breakdowns avoided — small issues caught and fixed during a £140 service visit are usually cheaper than emergency callouts mid-winter.

What gets checked during a proper boiler service

This is the part most homeowners are never shown. A proper annual service follows a defined procedure rather than a quick glance and a sticker. Specific steps vary by boiler type and manufacturer, but a thorough service typically covers the following:

  • Boiler casing removed — internal components visually inspected for corrosion, leaks, and wear
  • Combustion analysis — flue gases sampled with a calibrated FGA, CO and CO₂ ratios verified against manufacturer specification
  • Gas rate verification — measured at the meter, compared to the boiler’s nameplate rating
  • Flue integrity test — visually inspected end to end, joints and seals checked for leakage
  • Operating pressure — system pressure checked cold and hot, expansion vessel charge tested
  • Condense trap — removed, cleaned, refilled (one of the most common causes of “boiler won’t start” callouts)
  • Heat exchanger — visually inspected for sooting, scaling, or pinholes
  • Burner — checked for fouling and uneven flame pattern
  • Ignition electrodes — gap checked, surfaces cleaned
  • Pump — operating temperature and noise checked, indicating wear
  • Diverter valve — operation tested across heating and hot water modes
  • PRV (pressure relief valve) — manually exercised, discharge pipe checked
  • Safety devices — overheat thermostat and flame-failure cutoff tested
  • Magnetic filter — cleaned and contents inspected (sludge build-up is an indicator of system corrosion)
  • Visual radiator check — for cold spots, air locks, and signs of magnetite circulation
  • Service record — written up, signed, and emailed to the customer

If several of these steps are skipped, the visit is unlikely to be a proper full service.

What about the magnetic filter? If your system doesn’t have one fitted (a MagnaClean, Adey, or similar), a thorough boiler service is the moment to consider one. They typically cost in the region of £150 supplied and fitted, and they catch the iron oxide sludge that can damage heat exchangers over time. Most modern installations now include one as standard.

How often should I service my boiler?

Once a year. UK boiler manufacturers, Gas Safe Register, and the major heating brands all give the same recommendation, and most manufacturer guarantees enforce annual servicing as a condition of cover.

The best time of year is late summer or early autumn — September through October. The boiler has been resting through the warm months, demand on heating engineers is lower (so booking is easier), and any defects identified can be fixed before the cold hits. Booking a service after several days without heat is the worst time — emergency rates apply, and parts may not be in stock.

Landlords have a separate annual obligation under the Gas Safety (Installation and Use) Regulations 1998: a Landlord Gas Safety Certificate (CP12) renewed every twelve months. A combined service-and-CP12 visit is the most cost-effective way to handle both at once.

How long does a boiler service take?

For a typical domestic combi or system boiler:

  • Legal Safety Check — 30 to 45 minutes on site
  • Service PLUS — 60 to 90 minutes on site
  • Premium Strip-Down — 90 minutes to 2 hours, sometimes longer if the boiler is in poor condition

The engineer needs access to the boiler, the gas meter, and the system controls. The boiler will need to be turned off for around 20–30 minutes during the strip-down portion, so it’s worth not booking it in for a freezing morning.

An honest engineer will spend the time. A visit completed in well under 30 minutes claiming to be a “full service” is unlikely to have included a proper internal inspection.

Five signs of a poor service

Most engineers do a thorough job. These are the warning signs that suggest the visit you paid for didn’t quite live up to the bill:

1. The boiler casing wasn’t removed

You can’t service a modern boiler without removing the front cover. If the casing was on when they arrived and on when they left, no internal components have been inspected. The visit was a flue test at most.

2. No combustion analyser was used

Every Gas Safe engineer carries a flue gas analyser — a hand-held device that samples flue gas and records CO and CO₂ ratios. Without one, there’s no way to verify that the boiler is burning cleanly. If you didn’t see one in use, the combustion side wasn’t checked properly.

3. You didn’t get a written record

A service generates paperwork — a benchmark book entry, a service record, an email confirmation, ideally photos. A manufacturer guarantee typically requires a written record. If all you got was a verbal “yeah, it’s fine,” you may struggle to prove the service happened if a guarantee claim ever needs it.

4. They didn’t ask about the system

A real engineer will ask whether you’ve noticed any cold radiators, slow hot water, frequent pressure drops, or unusual noises. These are the symptoms that point to issues a service can address. If the questions weren’t asked, troubleshooting wasn’t being done.

5. The visit was very short

Even the most efficient engineer needs roughly 30 minutes for the legal safety check alone. A shorter visit makes it hard to fit in casing removal, combustion analysis, condense-trap cleaning, and the paperwork.

When servicing isn’t enough — repair vs replace

A service catches small problems. But sometimes the engineer opens the boiler up and finds something that tips the maths the other way — corrosion in the heat exchanger, a failed expansion vessel, a fan on its way out. The repair quote starts to look like a meaningful share of a new boiler, and the question becomes whether to keep going or invest forward.

A rough rule we use:

  • Boiler under 7 years old, repair under £400 — repair, no question
  • 7–12 years, repair £400–£800 — depends on what else is showing wear; we’ll give you a candid view
  • Boiler over 12 years old, any major repair — usually worth replacing. Modern condensing boilers are typically more efficient than older units; gas savings can offset a meaningful portion of the difference over time
  • Heat exchanger failure on any age boiler — almost always replace. Heat exchangers are the most expensive single component and a failure usually indicates broader system issues

Can my landlord charge me for the annual gas safety check?

For a typical short-lease tenancy (assured shorthold tenancies and similar), no. Section 11 of the Landlord and Tenant Act 1985 places an absolute, non-excludable obligation on the landlord to keep gas installations in repair, and Section 11(4) explicitly voids any tenancy clause attempting to pass that obligation to the tenant. The landlord remains the duty holder under the Gas Safety (Installation and Use) Regulations 1998. Tenants are required to provide reasonable access for the engineer to do the check. Different rules can apply to long leases over seven years and to leasehold service charges in blocks of flats; if you’re in either of those situations, check the lease or take advice.
