What is a landlord gas safety certificate?
A landlord gas safety certificate — also called LGSR or CP12 — is a legal requirement if you rent out a property with gas appliances in the UK. The Gas Safety (Installation and Use) Regulations 1998 say you must arrange an annual check by a Gas Safe registered engineer for every gas appliance, flue, and pipework on the property.
Without a current certificate, you can’t legally let or re-let the property. Tenants are entitled to a copy.

Pricing
- Single appliance (boiler only): £95 + VAT
- Each additional appliance (gas hob, gas fire, second boiler): £30 + VAT
- If a fault is found that needs investigating, the diagnostic charge is a separate £75 + VAT visit — no surprise costs added to the LGSR fee.
What you need to do
Tell your tenant the engineer is coming, give them at least 24 hours notice (or whatever your tenancy agreement specifies), and make sure they can give access on the day. The engineer needs roughly 30–45 minutes per appliance.
If you can’t be there yourself, that’s fine — we’ll deal directly with the tenant and email the certificate to both of you afterwards.
